The prospect of building a new home is exciting but can sometimes feel overwhelming. Fortunately, Halen Homes offers a simple turnkey process designed to make building your new condo or townhome easy, straightforward, and stress-free.

Financing Your New Home

Whether you’re building your condo or townhome from the ground up or buying a Ready Home, with Halen Homes you’ll only need a traditional mortgage loan. Once the home is complete, you’ll purchase it like you would any other home. There’s no need for a construction loan or any of the hassle associated with installments, draws, and multiple closings.

If you are already working with a lender and have a budget in mind for your new home, that’s great! If not, Halen Homes works with many different lenders who can assist you. It is always best to get preapproved by a reputable lender, so you have a realistic budget as you start to design your new home.

    Choosing a Lot & Floor Plan

    All the Halen Homes communities include a variety of lot sizes, terrains, and views. Depending on what you need, you’ll choose the lot that suits you. 

    All our ranch-style condos and two-story townhomes offer efficiently designed well-thought-out floor plan options. Our new home specialists will work with you to uncover your needs and wants and match them to the perfect home plan. Some of the things you’ll want to consider are additional space needs like a den, sunroom, or home office, the kitchen layout, square footage, and exposure.  You’ll also have the opportunity to make some initial option selections with your new home specialist.

      Home Construction Agreement

      Once you’ve selected your lot and floor plan and we have the base pricing of your new home complete, we’ll review the Home Construction Agreement. This document is a formal agreement that governs the builder/customer relationship moving forward. The pricing reflected in the Home Construction Agreement includes the base price for the home with its included features and any options and upgrades you’ve selected up to this point.

        New Home Selections Process

        One of the most exciting aspects of building your new condo or townhome is personalizing it and creating a space that reflects your unique lifestyle. This all happens at our Design Center, where you will select your finishing options and watch your new home come to life!

        During your design session, you will meet with our professional designer who will take you through the selection process step-by-step. You will go through all the options available to select flooring, cabinets, countertops, hardware, tile, and more. Our designer will help you turn your vision of the perfect home into reality!

          Home Plan Review and Deposit

          After the selections have been finalized for your new home, you will review the plans with your new home specialist and make any necessary changes. Once you are confident that everything is exactly as you want it, we are ready to move forward, and you will make a deposit to secure your new condo or townhome.

            Construction of Your New Home

            This is an exciting time! Once we get the required permits, construction on your condo or townhome will begin and will take about 4-6 months to complete. During this time, we keep you up to date on the progress made with regular communication.

            Your home building manager and your new home specialist will be there every step of the way to ensure that your new home is proceeding as planned. You’ll be surprised with how quickly things move along once they get started and your new home begins to take shape.

              Walk Through

              Prior to closing, you will have a final walk through of your new home. The walk through is your opportunity to familiarize yourself with the features of your home. You will go room-by-room inspecting everything and making notes of anything that require attention. Your home building manager will address any concerns and answer any questions you have about the features and operation of the home.

                Closing on Your New Home

                When your new home is complete, it’s time for closing day. With Halen’s turnkey process your bank or the title company will schedule your closing. You’ll sign all the paperwork, and we’ll hand over the keys to your new Halen home.  At closing, you’ll also receive all the neighborhood information about garbage pickup, mailbox boxes, amenities, contacts for the property management company, and more.

                  New Home Warranty

                  We are confident in the quality of our homes and for that reason, we offer a comprehensive new home warranty. On occasion, you may find a flaw in your new home. If you do, simply log it into your warranty portal and we’ll schedule a service visit to address any warrantable items that are of concern. Your satisfaction is our number one goal!
