Financing Your New Home
If you are already working with a lender and have a budget in mind for your new home, that’s great! If not, Halen Homes works with many different lenders that can assist you. It is best to get preapproved by a reputable lender so you have a realistic budget as you start to design your new home.
For most new construction homes, you will need to secure a construction loan. A construction loan is paid out in installments or draws to cover building expenses are they occur. The loan can cover the land and the home or just the construction costs if you already own the land. Most lenders will request a build timetable, budget, and home details. After construction is complete, there may be an opportunity for your refinance into a traditional fixed-rate mortgage. In some instances, a turn-key option may be available to allow you to buy the home and land with one traditional mortgage loan.
Choosing a Lot
There are several things to consider when choosing a lot or land for your new Halen Home. The location, proximity to work and recreation, school district, tax rates for the area, and price are just a few of the things you need to think about. The actual terrain of the land and where your house will sit on the lot are also important.
If you are interested in incorporating green-building technologies into your new home you may want to consider factors such as the direction the home faces on the lot, the amount of natural sunlight you would like to have in each room, or the lot’s ability to accommodate a geothermal heating/cooling system. If you want a finished lower level, complete with a rec room, bar, and home theater, the slope of the lot will determine whether or not you can add doors from the basement into the yard.

Custom Home Plan Design
Now it is time to gather all of your ideas and visions for your new home and put them on paper. You might have already
decided on one Halen's home plans or maybe you’ve sketched out your ideas on a napkin. Either way, we make it happen!
We work with you to uncover your new home needs and wants and put them into a set of perfectly designed home plans. The excitement will really start to build when we unveil home plans customized just for you. No matter what you are looking for in your new home, we can design it. From a beautiful chef’s kitchen or spa-like master bath complete with a steam room to an accessible mother-in-law suite, we turn your dreams into reality. Our worry-free “You Design It” process does just that!
Custom Home Pricing Guarantee
Our base custom home price includes an impressive set of standard building specifications and features including 2x6 framing, granite countertops, ENERGY STAR appliances, wood laminate flooring, architectural shingles, and recessed lighting, just to name a few. Of course, you will have the option of additional amenities and upgrades.
Once final selections have been made, we will add in the cost of the lot and site improvements. Lots are like snowflakes – no two are alike. As such, the cost of building your new home will vary from one lot to the next. Our team of building and land experts will research the requirements for your lot and come up with a finalized estimate for the site improvement costs.
Once the Home Construction Agreement has been finalized and agreed upon, the price of the home and all of your selected options will not change unless you make changes to your options. With other builders, the price of your new house can change after construction begins. With Halen Homes, we eliminate the surprises and alleviate the fears of cost overruns for the house – that’s our custom home price guarantee.
Home Construction Agreement
Once the concept, design, and pricing of your custom new home are complete we are ready to review the Home Construction Agreement.
This document is a formal agreement between us that governs the relationship moving forward. The pricing reflected in the Home Construction Agreement includes the base price for the home, any options and upgrades you’ve selected to this point, the cost to fully improve the lot, and possibly the cost of the lot (depending on your financing arrangement).
This price is guaranteed not to change. That means no cost overruns! Other builders often present a too-good-to-be-true price upfront, but then pass on any cost overruns to you. With Halen Homes, you will never be asked to pay more than the agreed price in the Home Construction Agreement unless you make changes to your home or the options. New Home Design Process
One of the most exciting aspects of building your new home is personalizing it and creating a space that reflects your unique lifestyle. This all happens at our Design Center where you will select your finishing options and watch your new home come to life!
During your personal design session, you will meet with our professional designer who will walk you through the selection process step-by-step. First, you will choose the exterior materials and colors including siding, trim, shutters, shingles, front door style, and stone or brick options. Next, we move to the inside of the home and select flooring, cabinets, countertops, hardware, tile, and more. We challenge you to use your imagination and tell us all about your dream kitchen, high-tech rec room, or spa-like master retreat. Our designer will help you turn your visions into reality!
Home Plan Review
Once all the choices have been finalized for your new custom home, our architect will review the plans and make any necessary changes. Any changes you made to the electrical system, structural layout, or finishing options will be incorporated into the architectural review. Once you are confident that everything is exactly as you want it, we are ready to proceed.
Loan Commitment and Deposit
With your plans finalized and your options selected you will have the final price of your new home. We provide you with the final paperwork that reflects your guaranteed price and you obtain your loan commitment and make your final deposit, which is usually 5% of the home and lot price.
Your New Home Construction
This is an exciting time! Once we get the necessary permits, construction on your Halen Home will begin and will take about four months to complete. During this time, we keep you up-to-date on the progress that is being made with regular communication and photos. There will also be scheduled visits for you to walk the construction site to see the progress yourself.
Your Home Building Manager will be there every step of the way to ensure that your new home is proceeding as planned. We are confident that you’ll be impressed with how quickly things move along as your new home begins to take shape.
Closing on Your New Home
It's done! Your new home is finally complete and it is time for closing day. Prior to closing, you will have a final walkthrough of your new home. The walkthrough is a room-by-room explanation of how your home operates and what you need to do to maintain it. Once that is complete and all of your questions have been answered, you will sign the closing paperwork. With keys in hand, you are now the proud owner of a new custom Halen Home.
New Home Warranty
We are confident in the quality of our homes and for that reason, we offer a comprehensive new home warranty. On occasion, you may find a flaw in your new home. If you do, simply let our warranty department know and we’ll schedule a service visit to address any warrantable items that are of concern.
