WHAT ARE ADVANCED FRAMING TECHNIQUES?

Also known as Optimum Value Engineering (OVE), Advanced Framing Techniques refer to a series of construction techniques designed to optimize the use of lumber in framing your home while maintaining superior structural integrity; thereby minimizing the use of natural resources, and resulting in an increased level of insulation.

HOW DOES HALEN HOMES CONSTRUCT MY HOME?

At Halen Homes, we construct your home using 2x6 construction - the studs are spaced 24” apart and the exterior walls are fully clad with 1/2" oriented strand board (OSB) wood sheathing. Our building method translates into three major benefits for our homeowners:
  1. By utilizing OVE framing, Halen’s standard wall section provides for an overall R-Value of 20; considerably higher than a non-OVE built home. The result is a measurable energy cost savings for you!
  2. OSB wood sheathing adds significant structural strength to the exterior walls of your home while reducing sound transfer from the outside – rest assured that your home will provide a safe, secure and comfortable living environment for you and your family!
  3. By optimizing the use of lumber in your home, we are reducing the use of our earth’s precious natural resources. Additionally, overall waste is reduced - thereby conserving valuable landfill space.

PROGRAMMABLE THERMOSTAT

A programmable thermostat allows you to set the thermostat to a different setting while you are asleep or away from home. You can save as much as 10% a year on your heating and cooling bills by simply turning your thermostat back 10–15% for 8 hours every day.

ENGINEERED LUMBER

Not only does engineered lumber offer more strength, durability, and consistency in quality than traditional solid-sawn wood, it is also easy on the environment. Engineered lumber makes more efficient use of our earth’s natural resources because it can be manufactured from fast growing, underutilized wood species grown in privately managed forests; which helps safeguard older forests that we, as a society, have chosen to preserve.

DUPONT TYVEK HOMEWRAP

We want your home to stay cool in the summer, warm in the winter, and dry all year round! The result is a more comfortable home and a noticeable difference in your energy bills that you can enjoy season after season.

RAISED HEEL ROOF TRUSSES

A standard truss system can reduce your home’s R-Value by approximately 25%. Raised heel trusses, on the other hand, offer both structural stability and room for more insulation where walls and ceilings meet, which helps to increase your home’s energy efficiency and reduce heat loss.

CENTRALIZED HEATING (No duct work in exterior walls)

When builders put duct work in exterior walls, the space that is supposed to be insulated is instead taken up by duct work, thereby decreasing your home’s insulating properties. Halen’s innovative central duct layout system provides for a better insulated wall with higher R-Value.

LOW E WINDOWS

Heat gain and loss through windows accounts for up to 50% of a home’s heating and cooling needs. A low-emittance (or “Low-E”) glass coating is a microscopically thin film applied to the glass. This coating helps keep heat inside in winter and outside in summer, providing approximate energy cost savings of $55 per year.

FOAM SILL SEALER AT FOUNDATION

Air infiltration may contribute to as much as 30% of your home’s heating and cooling costs, much of which escapes through your home’s sill plate and foundation wall. By using a foam sealer at your home’s foundation, we ensure an airtight building envelope and reduce the amount of air that leaks out.
